| You enter the house
from a park-like area, filled with trees, lawn, and roses.

| In the
living room, a large window affords a view of the valley,
the orchard, and the sunset. A traditional stone fireplace
recalls the rural roots of this simple house. The floors are
light terracotta throughout the house. |

Through the arched
doorway is a spacious, well-stocked kitchen that includes an
oven, four-burner stove, double sink, refrigerator and
freezer, and plenty of cabinets and counter space.
The opposite side of the room contains the dining
area, with extendable table (seats 6-8), and the French
doors to the terrace.
The ground floor also includes a den with a sofabed
and armoire, and a half bath (sink and w.c.) with a washing
machine.

The two bedrooms upstairs are
roomy, with views to the north and south. Both bedroom
windows have screens.
The south bedroom has a
traditional beam and tile ceiling, and is furnished with two
Italian twin beds (that can be pushed together to form a
queen-size bed), dresser, and armoire. This room overlooks
the courtyard. |

The north bedroom has views across the valley, and is
furnished with an Italian double bed (wider than a US queen
size), dresser, and armoire. This bedroom still retains
fragments of an ancient fresco, as does the hallway. |

The full bath has a large window
overlooking the garden and valley, and is equipped with a
sink, w.c., bidet, and shower.
The house enjoys central heating,
between
November and April. |
| The terrace is on the west side
of the house, overlooking the orchard with fruit trees, an
olive grove, vineyards, and the Tiber valley. This is an
ideal place for alfresco dining or just relaxing. Stairs
lead down to the orchard. |
